Conditions or Reasons for Planning Application - CB/21/01687/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The use of the garage for a dog grooming business hereby approved, including all prepatory work and dropping off/ picking up of dogs from the premises, shall only be used between the folllwing hours:

Monday - Friday: 09:00 - 17:00
Saturday: 09:00-15:00
Sunday and bank holidays: Closed.

Reason: To safeguard the residential amenity which the occupiers of neighbouring properties might reasonably expect to enjoy.

3) This permission is for the sole benefit of the current occupier of 43, Oak Tree Road and shall not extend to any other person or future owners of the premises.
Reason: To ensure that the retention of planning control by the Local Planning Authority on the operation of the business with respect to limiting the impact on adjoining residents to an acceptable level.
4) No more than 5 appointments shall take place on the premises, known as 43 Oak Tree Road, for the purposes of grooming on any one day.
Reason: To ensure no adverse impact on the residential amenities of adjoining occupiers, in accordance with policy DM3 of the Core Strategy and Development Management Policies (2009).
5) The development shall not be brought into use until the parking scheme shown on Drawing No. CBC/001 has been completed. The scheme shall thereafter be retained for this purpose.

Reason: To ensure provision for car parking clear of the highway.

6) The proposed vehicular access/parking space shall be surfaced in bituminous or other similar durable material (not loose aggregate) for a distance of 5.0m into the site, measured from the highway boundary, before the premises are occupied. Arrangements shall be made for surface water drainage from the site to be intercepted and disposed of separately so that it does not discharge into the highway.

Reason: To avoid the carriage of mud or other extraneous material or surface water from the site into the highway so as to safeguard the interest of highway safety.
7) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC/001, B1016-002, B1016-001 Rev A, B1016-004 & B1016-003.

Reason: To identify the approved plans and to avoid doubt.
