Conditions or Reasons for Planning Application - CB/21/01744/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 537-01; 537-02; 537-03; 537-10A; 537-11A;

Reason: To identify the approved plan/s and to avoid doubt.
3) The development hereby permitted shall be undertaken in full accordance with the Councils adopted Environmental Code of Practice https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning/3

Reason: In order to minimise the impact of development on existing trees, landscape features and biodiversity (Section 15, NPPF)
4) The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.

Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties (Section 12, NPPF)
5) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

6) Prior to the commencement of any above ground construction works for the extension hereby approved, the applicants shall submit to the Local Planning Authority in writing for approval a scheme of sound insulation and mitigation works to achieve the following:

Insulation of the structure against the transmission of internally generated noise to achieve not less than an A Weighted Sound Reduction Index of 20 dB for the roller shutter doors when closed and 25 dB for all other parts of the external building envelope.
Noise resulting from the operation of the extraction system not to exceed the existing background noise level inclusive of any penalty for tonal, impulsive or other distinctive acoustic characteristics when measured or calculated according to the provisions of BS4142:2014 (as amended).

The scheme shall be implemented in accordance with the approved details prior to first occupation of the extension, and it shall be retained in accordance with those details thereafter.


Reason: To protect the amenity of nearby residential occupiers.
