Conditions or Reasons: | 1)
The temporary classroom buildings hereby permitted shall be removed on or before 31/07/2026 and the area shall be subsequently reinstated to its original use within 3 months of its removal unless, before that date, the Local Planning Authority has granted planning permission for their retention.
Reason: To enable the Local Planning Authority to review the building when the permission expires. (Policies DM3 and CS3 CSDMP & Sections 8 and 12 NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 3001, 3002, 3003, 3004 rev A, 3005.
Reason: To identify the approved plan/s and to avoid doubt. |

The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.
Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties (Section 12, NPPF) |

Before the building is first brought into use, an updated Travel Plan shall be prepared, submitted and approved by the Local Planning Authority. The plan shall contain details of:
a. plans for the establishment of a working group involving the School, parents and representatives of the local community b. pupil travel patterns and barriers to sustainable travel c. measures to encourage and promote sustainable travel and transport for journeys to and from school d. an action plan detailing targets e. a timetable for implementing appropriate measures and plans for annual monitoring and review f. measures to manage the car parking on site
All measures agreed therein shall be undertaken in accordance with the approved Plan.There shall be an annual review of the Travel Plan (for a period of 5 years from the date of approval) to monitor progress in meeting the targets for reducing car journeys generated by the proposal and this shall be submitted to and approved by the Local Planning Authority.
Reason: In the interests of highway safety, to reduce congestion and to promote the use of sustainable modes of transport |

Details of an additional single parking space measuring no less than 2.5m x 5.0m and including surfacing materials shall be submitted to and approved inwriting by the local planning authority and the development shall not be brought into use until the parking space has been implemented in accordance with the approved details. Thereafter, the parking provision shall remain as parking provision unless otherwise agreed in writing by the local planning authority. Reason: To provide adequate on-site parking for staff and visitors in accordance with the current guidance and to avoid obstruction of the public highway, manoeuvring areas and the free flow of traffic. |

Details of waiting restrictions in the form of no waiting at any time at the junctions of Tithe Farm Close, Manor Farm Road, Mill Lane and Gurneys Lane shall be submitted to and approved in writing by the local planning authority and the approved details shall be implemented prior to the development being brought into use. Reason: To prevent parking close to the junctions and ensure adequate visibility for pedestrians crossing each of the mentioned side roads. |

No development shall commence until a detailed surface water drainage scheme, to manage surface water run off from the development for up to and including the 1 in 100 year event (+40%CC), and a maintenance and management plan for the scheme has been submitted to and approved in writing by the Local Planning Authority. The discharge of surface water is via soakaway. The final detailed design shall be based on the agreed drainage, to be supplied, and DEFRAs Non-statutory technical standards for sustainable drainage systems (March 2018) and shall be implemented and maintained as approved. Maintenance will ensure the system functions as designed for the lifetime of the development. Any variation to the connections and controls indicated on the approved drawing which may be necessary at the time of construction would require the resubmission of those details to the Local Planning Authority for approval.
Reason: To ensure the approved system will function to a satisfactory minimum standard of operation and maintenance and prevent the increased risk of flooding both on and off site, in accordance with para 163 and 165 of the NPPF and its supporting technical guidance. |

No building/dwelling shall be occupied until the developer has formally submitted in writing to the Local Planning Authority a finalised 'Maintenance and Management Plan' for the entire surface water drainage system, inclusive of any adoption arrangements and/or private ownership or responsibilities, and that the approved surface water drainage scheme has been correctly and fully installed as per the final approved details.
Reason: To ensure that the implementation and long term operation of a sustainable drainage system (SuDS) is in line with what has been approved. |
