Conditions or Reasons:
1) The proposed development is of a siting, scale, form and design which is out of keeping with and detrimental to the character, appearance and grain of development. The proposed dwelling appears contrived in design and layout and fails to respond positively to the character of existing built form and does not provide appropriate outside amenity or living standards for future residents. The development is therefore not a high standard of design and layout and conflicts with policy HQ1 of the Central Bedfordshire Local Plan the National Planning Policy Framework (2021) and the Central Bedfordshire Design Guide.
