Conditions or Reasons:
1) The raising in height of the roof ridge, and increase in roof pitch together with the flat roofed section and the first floor rear extension would result in a harmful impact to the character and appearance of the dwelling, street scene and the wider area. The proposed development is not therefore high quality design appropriate to its setting and conflicts with Policy DM3 of the Core Strategy and Development Management Policies (2009), the National Planning Policy Framework (2019) and the CBC Design Guide on House Extensions and Alterations.
