Conditions or Reasons for Planning Application - CB/21/01933/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out as detailed in the application.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with appropriate materials and finish in the interests of the visual amenities of the locality. Section 12, NPPF)
3) The Tree Protection based on the recommendations of BS 5837 : 2012 "Trees in Relation to Design, Demolition and Construction" shall be sited as shown on the approved plan 001 prior to and throughout the course of development

Reason: To ensure a Construction Exclusion Zone around the Oak tree protected by Tree Preservation Order No. 2/1978 (T1) by way of protective fencing and using appropriate methods of working, which would protect the tree roots from activity such as contractor access, plant and material storage, concrete and cement washings, fires etc, all of which have the potential to damage the root system of this tree.
4) The rooflight window in the west elevation of the development hereby permitted shall be permanently fitted with obscured glass of a type to substantially restrict vision through it at all times and shall be non-opening, unless the parts of the window(s) which can be opened are more than 1.7m above the floor of the room(s) in which the window(s) is installed.

Reason: To safeguard the privacy of occupiers of the adjoining property No. 15. (Section 12, NPPF)
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 001, 002.

Reason: To identify the approved plan/s and to avoid doubt.
