Due to the siting, positioning, orientation and scale of the proposal, the development would form inappropriate development, causing harm to the openness of the Green Belt. No Very Special Circumstances have been put forward which would clearly outweigh the harm to the openness of the Green Belt, and therefore the proposal would conflict with Policy SP4 of the Central Bedfordshire Local Plan, as well as Section 13 of the National Planning Policy Framework. |

Due to the siting, awkward orientation and projection forward of the main host dwellinghouse, the proposed development would be out of character with the grain of development and overly prominent within the context of the site. As a result, the proposal would result in harm to the character and appearance of the area, and the setting of the AONB. Therefore, the proposal would conflict with Policies HQ1 and EE7 of the Central Bedfordshire Local Plan, and Sections 12 and 15 of the National Planning Policy Framework. |

Due to the siting, awkward orientation and projection forward of the main host dwellinghouse, the proposed development would result in less than substantial harm to the setting of the Conservation Area. However, there are no public benefits identified which would outweigh this less than substantial harm to the historic setting, and therefore the proposed development would conflict with Policy HE3 of the Central Bedfordshire Local Plan, as well as Section 16 of the National Planning Policy Framework. |
