Conditions or Reasons:
1) The proposed rear extension by virtue of its size in close proximity to the boundary with the adjoining property would create a harmful overbearing impact on the neighbouring dwelling, No 6 Bury Mead. Therefore, the proposal is considered contrary to policy DM3 of the Core Strategy and Development Management Policies November 2009, the Central Bedfordshire Design Guide (March 2014) and section 12 of the National Planning Policy Framework (2019).
