Conditions or Reasons for Planning Application - CB/21/02031/PASC
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with C.2 (3) of Part 3, Class C of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended).
2) The premises shall not remain open for serving customers except between the hours of 09:30 to 22:00 Mondays to Fridays, 09:30 to 17:00 Saturdays and 10:00 to 15:00 Sundays, Bank and Public Holidays without the prior agreement in writing of the Local Planning Authority.

Reason: To protect the amenity of neighbouring residents.
3) If at any time a cooking process other than the preparation of hot beverages or the heating of food in an oven or microwave oven is undertaken at the premises, details of an adequate extract ventilation system, including suitable and sufficient grease filters and odour neutralising plant, shall be submitted to the Local Planning Authority for approval in writing. The extract ventilation system shall be installed prior to the commencement of the new cooking process.

Reason: To protect the amenity of neighbouring residents.
4) Noise from plant, machinery and equipment installed in pursuance to the change of use shall not exceed the existing background noise level when measured in accordance with BS4142.

Reason: To protect the amenity of neighbouring residents.
5) This approval relates only to the details shown on the submitted plan, number TL0831NW.

Reason: To identify the approved plan/s and to avoid doubt.
