Conditions or Reasons:
1) The proposal would, by virtue of the removal of the existing garage and resultant requirement for additional parking, result in the loss of a significant landscaped amenity area around the property, which currently contributes positively to the character and appearance of the streetscene. As such, the extent of hardstanding and loss of landscaping to accommodate the additional and removed parking would be harmful to the character of the area, contrary to the objectives of the Central Bedfordshire Design Guide, Policy HQ1 of the Central Bedfordshire Local Plan 2021-2035 and Section 12 of the NPPF.
