Prior to any works above ground level, a scheme for the secure and covered parking of cycles on the site (including the internal dimensions of the cycle parking area, stands/brackets to be used and access thereto shall be submitted to the Local Planning Authority for approval in writing. The scheme shall be fully implemented before the development is first occupied or brought into use and thereafter retained for this purpose.
Reason:
To ensure the provision of adequate cycle parking to meet the needs of occupiers of the proposed development in the interests of encouraging the use of sustainable modes of transport, in accordance with Policy DM3 of the adopted Local Plan, Policy HQ1 of the emerging Local Plan, the adopted Design Guide and the NPPF. |

Prior to the occupation of any of the approved buildings, the developer shall submit a finalised 'Maintenance and Management Plan' for the entire surface water drainage system to the Local Planning Authority for approval in writing. The plan shall include any adoption arrangements and/or private ownership or responsibilities. The development shall be constructed ands maintained in accordance with the approved maintenance and management plan.
Reason:
To ensure that the implementation and long term operation of a sustainable drainage system (SuDS) is in line with what has been approved, in accordance with Written Statement HCWS161, Policy DM3 of the adopted Local Plan, Policy HQ1 of the emerging Local Plan, the adopted Design Guide and the NPPF |

Prior to the first use of the development, hereby approved, a lighting scheme, which details the location and design of lighting within the site, shall be submitted to the Local Planning Authority for approval in writing. The provision of lighting within the site shall comply with the approved details thereafter.
Reason: To protect the character of the area and the rural environment, in accordance with Policy DM3 within the adopted Local Plan, Policy HQ1 within the emerging Local Plan and the NPPF. |

Prior to the commencement of works above ground level, details of the existing and proposed site levels shall be submitted to the Local Planning Authority for approval in writing. The development shall be constructed and retained in accordance with the approved details.
Reason: To protect the character of the area, in accordance with Policy DM3 of the adopted Local Plan, Policy HQ1 of the emerging Local Plan and the NPPF. |

Prior to commencement of any above ground building works, details of charging points for electric vehicles (and other ultra low emission vehicles) shall be submitted to and approved in writing by the Local Planning Authority. The development shall be carriedout in accordance with the approved details.
Reason: To ensure the development protects and exploits opportunities for the use ofsustainable transport modes for the movement of people in accordance with section 4of the National Planning Policy Framework. |
