Conditions or Reasons for Planning Application - CB/21/02063/PAAD
Conditions or Reasons:
1) The development hereby granted prior approval shall be completed within three years from the date of this permission.

Reason: To comply with Paragraph Q.2 (3) of Class Q of Part 3 of Schedule 2 of the Town and Country Planning (General Permitted Development) Order 2015 (as amended).
2) The first floor windows in the East elevation of the development hereby permitted shall be permanently fitted with obscured glass of a type to substantially restrict vision through them at all times and shall be non-opening, unless the parts of the windows which are clear glazed and can be opened are more than 1.7m above the floor of the rooms in which the windows are installed. No further windows or other openings shall be formed in the first floor of the East elevation.

Reason: To safeguard the privacy of occupiers of adjoining properties.

3) Before the development is first occupied or brought into use, the parking scheme shown on approved drawing no. 1342-P-04 shall be completed and thereafter retained for this purpose.

Reason: To ensure the provision of car parking clear of the highway.
4) If during any site investigation, excavation, engineering or construction works evidence of land contamination is identified, the applicant shall notify the Local Planning Authority without delay. Any land contamination identified, shall be remediated to the satisfaction of the Local Planning Authority to ensure that the site is made suitable for its end use.

Reason: To protect human health and the environment.

5) No above ground development shall take place, notwithstanding the details submitted with the application, until details of the materials to be used for the external walls, roof and fenestration of the development hereby approved have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality.

6) A scheme shall be submitted for approval in writing by the Local Planning Authority indicating the positions, design, materials and type of boundary treatment to be erected. The boundary treatment shall be completed in accordance with the approved scheme before the building is occupied and be thereafter retained.

Reason: To safeguard the appearance of the completed development and the visual amenities of the locality.

7) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no fences, gates, walls or other means of enclosure shall be erected within the curtilage of the property without the grant of further specific planning permission from the Local Planning Authority.

Reason: To control the development in the interests of the rural amenity of the area.

8) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 1342-P-01, 1342-P-02, 1342-P-03, 1342-P-04 and Site Location Plan.

Reason: To identify the approved plans and to avoid doubt.
