Conditions or Reasons:
1) The proposal represents an unsympathetic form of development with respect to disproportionate scale, massing and footprint, as well as inappropriate roof design. The proposal would therefore be harmful to the character of the dwelling and the group of barn conversions of which it forms a part. The proposal is not therefore of high quality design which is appropriate to local surroundings and is contrary to policy HQ1 of the Central Bedfordshire Local Plan, the Central Bedfordshire Design Guide and section 12 of the National Planning Policy Framework (2021).
