Conditions or Reasons:
1) The proposal by virtue of its siting and scale would create an unacceptable loss of light and overbearing impact to the front elevation windows of the adjacent neighbour at No. 1 Coopers Close. As such the proposal would have an unacceptable impact upon neighbouring amenity and would therefore not be considered high quality design contrary to HQ1 of the Central Bedfordshire Local Plan 2015-2035, Chapter 7 of the Central Bedfordshire Design Guide and Chapter 12 of the NPPF.
