Conditions or Reasons:
1) The proposed garage by reason of its size, siting, form and design will appear unduly conspicuous and dominant in the street scene to the detriment of the character and appearance of the dwelling and the visual amenities of the wider street scene. The proposed development is not therefore a high quality design and layout which is appropriate to the setting and conflicts with policy HQ1 of the Central Bedfordshire Local Plan (2021), the National Planning Policy Framework (2021) and the Central Bedfordshire Design Guide.
