Conditions or Reasons for Planning Application - CB/21/02180/FULL
Conditions or Reasons:
1) The development comprises an unsatisfactory design and layout, fails to provide an acceptable standard of internal living accomodation or appropriate outside amenity standards for future residents and results in a loss of privacy to future occupiers. The development is therefore not of a sufficently high standard of design and layout and conflicts with policies HQ1 and H2 of the Central Bedfordshire Local Plan, Section 12 of the National Planning Policy Framework (2021) and the Central Bedfordshire Design Guide (2014).
2) The development by reason of its unsatisfactory layout in relation to refuse storage and rear access would result in undue levels of activity, noise and disturbance detrimental to the residential amenity which neighbouring occupiers could reasonably expect to enjoy and in conflict with Policy HQ1 of the Central Bedfordshire Local Plan, Section 12 of the NPPF and the Central Bedfordshire Design Guide (2014).
3) The proposed development would make inadequate provision for the parking of cars and would leave vehicles over hanging the highway hence causing an obstruction and hazard to highway users. Further, the proposal would also increase on street parking thereby resulting in unacceptable traffic congestion and additional hazards for highway users and the local residents.The proposal would be contary to the Central Bedfordshire Design Guide, Section 9 of the NPPF (2021) and Policies T2 and T3 of the Central Bedfordshire Local Plan.
