Conditions or Reasons:
The proposed development, by virtue of its siting and scale, will result in development which would be overbearing upon the living conditions of the neighbouring dwelling known as No. 9 Chestnut Close, as well as an unacceptable impact on the amenity of No.s 104, 106 and 108 Ailesbury Road by virtue of overlooking. The proposed development is therefore contrary to Policy HQ1 of the Bedfordshire Local Plan, Section 12 of the National Planning Policy Framework, and The Central Bedfordshire Design Guide (2014).
