Conditions or Reasons:
1) The proposed development would by reason of the excessive size, design and siting of the first floor rear extension, result in an unacceptable loss of light and overshadowing of the adjoining properties (No's 52 and 56 Sundon Road) harmful to the residential amenity of those adjoining occupiers. The proposal is therefore contrary to Policy HQ1 of the Central Bedfordshire Local Plan 2015-2035, Section 7 of the Central Bedfordshire Desgn Guide (updated 2021) and Section 12 of the NPPF (2021).
