Conditions or Reasons:
3) Notwithstanding the details given in the application samples of all external material samples to be used in the development hereby approved, including face brick, detail brick (window head brick) roof tile and ridges, demonstrating, as appropriate, close-matching with existing building fabric to be retained and incorporated, shall be provided for consideration by, and the written approval of, the Local Planning Authority prior to the commencement of any work of construction on site either by way of :-
i) samples identifiable by manufacturers or suppliers product type made available on site for Local Planning Authority inspection
ii) samples identifiable by manufacturers or suppliers product type made available to the Local Planning Authority by way of a full photograph schedule submission

The approved development shall be undertaken thereafter strictly in accordance with the approved details

Reason: To ensure that the development is carried out in manner that respects the traditional character and detailing of the existing building and thereby maintains the character and the appearance of the Conservation Area in which the building is located (Section 16, NPPF)
4) Notwithstanding the details submitted with the application, all new windows proposed to be installed as part of the development hereby approved shall be of painted timber construction and of a style, colour finish and installed depth of reveal to match the traditional window types existing at the property. Manufacturer's product details of all proposed new windows shall be submitted to and approved in writing by the Local Planning Authority prior to installation on site, and the approved development shall thereafter be implemented strictly in accordance with the approved details.

Reason: To ensure that the development is carried out in manner that respects the traditional character and detailing of the existing building and thereby maintains the character and the appearance of the Conservation Area in which the building is located (Section 16, NPPF)
