1) The proposed roof extension by reason of its excessive scale, massing and design, particularly its principle elevation, would result in a harmful visual impact in relation to the established scale and design of this terraced row of dwellings and on the character and appearance of the area.The proposal conflicts with Policy HQ1 of the Central Bedfordshire Local Plan, Section 12 of the NPPF or the Central Bedfordshire Design Guide (2014).
