Conditions or Reasons:
1) The proposed development by virtue of its scale, mass, size, density and orientation within the plot, would form a cramped overdevelopment of the application site and would not add to the overall quality of the area. The proposal would fail to relate well to the existing local surroundings due to the cramped nature of the development in the context of the site, and would therefore fail to enhance or reinforce the local distinctiveness given that it would appear as out of character with the surrounding established development. As such, the proposed development would be contrary to Policy HQ1 of the Central Bedfordshire Local Plan, and paragraph 130(a) of the National Planning Policy Framework.
