Conditions or Reasons for Planning Application - CB/21/02496/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Prior to first use of the extension a close boarded/panel fence or wall shall be erected at a height of 2m above ground level for a minimum distance of 3m along the boundary with No. 140 Watling Place as detailed in drawing BR100A, unless otherwise agreed in writing by the Local Planning Authority. The boundary screening shall be retained thereafter.

Reason: To safeguard the amenity and privacy of the neighbouring occupiers. (Section 12, NPPF)
3) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

4) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no windows or any other openings shall be inserted into the east flank elevation of the extension, without the grant of further specific planning permission from the Local Planning Authority.

Reason: To protect the privacy and amenity of the occupants of No. 144 Watling Place.(Section 12, NPPF)
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers BR100A, 101A, SU002.

Reason: To identify the approved plan/s and to avoid doubt.
