Conditions or Reasons:
1) All external works (boundary treatment) hereby permitted shall be carried out in materials to match as closely as possible in type, height and design as those existing.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing boundary treatment in the interests of the visual amenities of the locality and to safeguard the privacy of occupiers of adjoining properties.

2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 001, CBC-002, CBC-003.

Reason: To identify the approved plans and to avoid doubt.
