Conditions or Reasons for Planning Application - CB/21/02601/FULL
Conditions or Reasons:
1) The proposal by reason of its siting, scale, form and design would result in a cramped form of development out of keeping with, and harmful to, the grain of the surrounding built environment and the character and appearance of the area. The proposal does not therefore represent a high quality layout and design and is therefore contrary to policy HQ1 of the Adopted Local Plan (2021), Section 12 of National Planning Policy Framework (2021) and the adopted Central Bedfordshire Design Guide (2014).
2) The proposed development by reason of its siting and design in relation to the adjoining residential dwelling No 18 Beancroft Road, will result in unsatisfactory living conditions for occupiers of the existing and proposed dwellings in terms of privacy to their private garden space, together with insufficient amenity area retained for the existing dwelling. Therefore, the proposal is not considered to be a high standard of design or layout and is contrary to Policy HQ1 of the Adopted Local Plan (2021), Section 12 of the National Planning Policy Framework (2021) and the adopted Central Bedfordshire Design Guide (2014).
