Conditions or Reasons:
1) The proposal represents a prominent, conspicuous and unsympathetic form of development which is out of keeping with and harmful to the charcater and appearance of the dwelling and street scene. The proposal is not therefore of high quality design which is appropriate to local surroundings and is contrary to policy HQ1 of the Central Bedfordshire Local Plan, policy 1 of the Fairfield Neighbourhood Plan, the Central Bedfordshire Design Guide and section 12 of the National Planning Policy Framework (2021).
