Conditions or Reasons for Planning Application - CB/21/02708/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials stated on drawing number L04 rev B.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials stated in drawing number L04 rev B in the interests of the visual amenities of the locality and Conservation area
(Section 12, NPPF, Local Plan Policy HQ1 and HE3)
3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers L01, L02, L03 rev B, L04 rev B

Reason: To identify the approved plans and to avoid doubt.
4) No roof tiles shall be applied to the extension hereby permitted until a sample of the roof tile to be used has been submitted to and agreed in writing by the Local Planning Authority. The extension shall thereafter be roofed only with the approved tile.

Reason: To ensure that the tiles used are in keeping with the existing building in the interests of the visual amenities and historic significance of the Conservation Area.
