Conditions or Reasons for Planning Application - CB/21/02713/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers RM 21/035.1A

Reason: To identify the approved plan/s and to avoid doubt.
4) In the course of development operations (including demolition) there shall be no contractor activity, temporary structures, nor storage of plant, tools, building materials, demolition rubble and washings associated with this development, within a distance of 7m of trees located along the rear garden boundary, when measured from the nearest outermost edge of their trunks towards the development.

REASON

To protect the rooting system, and rooting medium, from compaction and contamination damage to the roots of trees covered by Tree Preservation Order No. 4/1977, by the
creation of a construction exclusion zone, thereby prohibiting all contractor activity and ancillary operations that have the potential to damage tree roots and rooting medium, so as to maintain the health, stability and amenity value of the trees.
