Conditions or Reasons for Planning Application - CB/21/02726/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The premises shall not be open except between the times of 1100 hours to 2300 hours on any day.

Reason: To protect the amenities of the occupants of nearby residential properties (Section 12 NPPF).
3) The extract system hereby approved shall be installed in accordance with the submitted details (including noise levels) and maintained and retained in accordance with the manufacturers instructions.

Reason: To protect the amenities of the occupants of nearby residential properties (Section 12 NPPF).
4) The use of the premises shall be limited to grilled and oven cooking. The cooking equipment installed shall be limited to that as set out on submitted drawing C1697/M01.

Reason: To protect the amenities of the occupants of nearby residential properties (Section 12 NPPF).
5) On implementation of the use hereby approved, the waste receptacles shall be provided and stored in the area shown on drawing 001 dated 22/10/21. They shall be stored within the designated area at all times other than on collection day.

Reason: In the interest of residential and public amenity (Policy HQ1)
6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted documents 5.0, 4.0, 1.0 (dated 22/10/21) C1697 M01, Kitchen Ventilation Specification 23 Aug, Noise Assessment 13 September 2021.

Reason: To identify the approved plan/s and to avoid doubt.
