Conditions or Reasons for Planning Application - CB/21/02966/VOC
Conditions or Reasons:
1) Following the carrying out or completion of the building operations or alterations for which consent is hereby granted, all making good of the existing building shall be carried out in materials and finishes which closely match, like-for-like, those historic materials and finishing details used in the existing building to accord with usual conservation good practice and to the satisfaction of the Local Planning Authority. If there is any doubt or uncertainty regarding the approach to any proposed making good, or any alternative materials are proposed, prior to the commencement of the repair, re-instatement or making good to historic structure or fabric a precise specification of the materials and finishes shall be submitted to and agreed in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details.
Reason: To ensure that the special historical and architectural interest and integrity of the building is conserved and maintained in accordance with Policy HQ1 of the adopted Local Plan and the NPPF.
2) The hard and soft landscaping details shall be carried out in accordance with the approved details (BE137-BR-001D).

Reason: In order to ensure that the landscaping is carried out within a reasonable period in the interest of the visual amenities of the area in accordance with HQ1 of the adopted Local Plan and the NPPF.
3) The development shall be implemented in accordance with the approved schedule of landscape maintenance, as detailed within Landscape Maintenance Schedule dated June 2016 & BE137-BR-001D.

Reason: In order to ensure that the planting is carried out within a reasonable period in the interest of the visual amenities of the area in accordance with HQ1 of the adopted Local Plan and the NPPF.
4) All trenches required in connection with the construction of any new services or soakaway routes serving the development hereby approved shall avoid the root protection areas of trees to be retained, or where they must encroach upon a root protection area be hand dug unless agreed otherwise, in writing, with the local planning authority. Thereafter the development shall be carried out in accordance with the agreed details.

Reason: To safeguard existing trees and hedgerows in accordance with HQ1 of the adopted Local Plan and the NPPF.
5) The method of and type of construction of all new areas of hardstanding, as part of the approved development, shall be completed in accordance with the approved details (BE137-BR-001D & Geosynthetics brochure (Golpla).

Reason: To safeguard existing trees and hedgerows in accordance with HQ1 of the adopted Local Plan and the NPPF.
6) The bin storage/collection point shall be constructed in accordance the approved details (BE137-BR-001D & BE137-BR-014A) and completed prior to the first occupation of the dwelling houses hereby approved and shall remain thereafter.

Reason: In the interest of amenity and in order to minimise danger, obstruction and inconvenience to users of the highway and the premises in accordance with HQ1 of the adopted Local Plan and the NPPF.
7) The cycle storage shall be constructed in accordance with the approved details (BE137-BR-001D & BE137-BR-014A) and completed prior to the first occupation of the development and retained thereafter for this purpose.

Reason: To ensure the provision of adequate cycle parking to meet the needs of occupiers of the proposed development in the interests of encouraging the use of sustainable modes of transport in accordance with HQ1 of the adopted Local Plan and the NPPF.
8) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers:

BE137-BR-101S, BE137-BR-102R, BE137-BR-103M, BE137-BR-110C, BE137-BR-120B, BE137-BR-001D, BE137-BR-121B, BE137-BR-122, BE137-BR-123B and BE137-BR-014A, and BE137-BR-014A

Reason: For the avoidance of doubt.
