Conditions or Reasons:
1) The proposal by virtue of its siting, scale and design will result in a dominant and conspicuous form of development which is out of keeping with and detrimental to the corner plot and the character and appearance of the street scene and wider setting. The proposed development is not therefore of high quality layout and design and is contrary to policy HQ1 of the Central Bedfordshire Local Plan (2021) and section 12 of the National Planning Policy Framework 2021.
2) The development comprises an unsatisfactory layout and design which fails to provide an acceptable standard of internal living accommodation and appropriate outside amenity standards for future residents. The development is therefore not of a sufficiently high standard of design and layout and conflicts with policies HQ1 and H2 of the Central Bedfordshire Local Plan, Section 12 of the National Planning Policy Framework (2021) and the Central Bedfordshire Design Guide (2014).
3) The proposed development fails to make adequate provision for off street parking and, if permitted, would lead to an increase in on street parking, thereby resulting in unacceptable traffic congestion and additional hazards to users of the highway. The proposed development is therefore contrary to policy T2 and T3 of the Central Bedfordshire Local Plan (2021).
