Conditions or Reasons for Planning Application - CB/21/03012/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details submitted with the application, the new and replacement windows and external doors hereby approved shall be of timber construction and the incorporation of double-glazing shall be strictly limited to the 'Extension' element of the building as defined on the submitted Window Plan. No double-glazing shall be incorporated in the 'Original Structure' element of the building as defined on the submitted Window Plan.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located, and to avoid doubt (Section 16, NPPF)
3) Notwithstanding the details submitted with the application no work of external render removal and replacement shall be undertaken until full details of the following have been submitted to, and approved in writing by, the Local Planning Authority:

1) the work method of render removal
2) the constituents, mix proportions, application work method and finish of the proposed replacement render

The approved works of external render removal and replacement shall be undertaken thereafter strictly in accordance with the agreed details. No associated works involving the removal, replacement or alteration of any element of the structural timber framing or framing infill fabric of the building, in whole or part, shall be undertaken without the express prior written agreement of the Local Planning Authority.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF)
4) Notwithstanding the details submitted with the application, full manufacturers product details of the replacement front door hereby approved shall be submitted to and approved in writing by the Local Planning Authority prior to door installation on site, and the approved works shall thereafter be implemented strictly in accordance with the approved details.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF)
5) Notwithstanding the details submitted with the application any works of internal and external 'making good', including brickwork, timberwork, plasterwork, the use of mortars and decorative finishes, required as a result of implementation of the works of window and door replacement hereby approved shall be undertaken with materials and in a manner which are strictly compatible with the traditional constructional detailing and character of the building.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF)
6) Notwithstanding the details submitted with the application all final external colour finishes shall be maintained as existing unless otherwise agreed in writing and in advance of final decoration or finishing, as appropriate, by the Local Planning Authority, and the approved works shall be undertaken thereafter strictly in accordance with the agreed details.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF)
7) This consent relates only to the details shown on the submitted plans, numbers A0.1 Rev.A; B0.1 Rev.B; B0.2 Rev.B; CBC-01 (Window Plan); CBC-02 and CBC-03 (Joinery and Glazing Details); CBC-04 (Site Location and Block Plan)

Reason: To identify the approved plans and to avoid doubt.
