Conditions or Reasons:
1) The application fails to understand the significance of the heritage asset effected. As such the application is not considered compliant with paragraph 194 of the NPPF. Based on the limited information submitted, the application would appear to cause less than substantial harm to the significance of a designated heritage asset with no public benefits identified to outweigh this harm, contrary to Paragraph 202 of the National Planning Policy Framework (2021) and Policy HE3 of the Central Bedfordshire Local Plan.
