Conditions or Reasons:
1) The proposed conversion of the garage to living accomodation resulting from the blocking up of the front elevation by insertion of a window, would result in the vehicle parking provision for the dwelling falling below the requirements in the Central Bedfordshire Design Guide (2014) and is likely to result in additional on-street parking, which would be detrimental to road safety and the flow of traffic. The resultant on street parking would be detrimental to the visual and residential amenity of adjoining occupiers, contrary to Policy HQ1 of the Central Bedfordshire Local Plan and Section 12 of the NPPF.
