Conditions or Reasons for Planning Application - CB/21/03224/REG3
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.

Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties (Section 12, NPPF)
4) Any footpath within the proposed remodelling works to the to the frontage of the development shall be a minimum width of 2m.

Reason.
In the interest of pedestrian movement.
5) The landscaping scheme as plan shown on plan number LSDP 1681.02 Rev A shall be implemented by the end of the full planting season immediately following the completion and/or first use of any separate part of the development (a full planting season means the period from October to March). The trees, shrubs and grass shall subsequently be maintained and any which die or are destroyed shall be replaced during the next planting season.

Reason: To ensure an acceptable standard of landscaping.

6) Each of the units hereby approved shall be occupied in accordance with Central Bedfordshire Council's Housing Services Allocation Policy, unless otherwise approved in writing by the Local Planning Authority.

Reason:  In view of the need for elderly accommodation in the area and in accordance with the NPPF.
7) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 19044wd2.01 Rev A, 19044wd2.02 Rev A, 19044su1.01 Rev A, 19044su1.02, 19044su1.03, 19044su1.04, 19044su1.05, 19044su1.20, 19044su1.21, 19044su1.22, 19044su1.23, 19044su1.24, 19044su1.25, 19044wd2.03 Rev A, 19044wd2.04 and LSDP 1681.02 Rev A.

Reason: To identify the approved plan/s and to avoid doubt.
