Conditions or Reasons:
1) The proposed rear extensions, by virtue of their siting, scale, roof form and design result in a harmful massing and bulk to the rear of the dwelling which is out of keeping with and detrimental to the character and appearance of the dwelling and setting. In addition, the siting and height of the rear projection will result in a harmful overbearing impact on the living conditions of number 47 Ampthill Road. The proposed development is not therefore a high standard of design which respects and complements the context of the site and surrounding built environment. The proposed development is therefore contrary to Policy HQ1 of the Central Bedfordshire Local Plan, Section 12 of the National Planning Policy Framework, and The Central Bedfordshire Design Guide (2014).
