| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

No work shall commence on the external finishes of the development hereby approved until samples of the materials to be used in the construction of the external surfaces, have been submitted to the Local Planning Authority for its approval in writing. The development shall thereafter be carried out in accordance with the approved details.
Reason: To control the appearance of the building in the interests of the visual amenities of the locality. (Policy HQ1 of the Central Bedfordshire Local Plan and section 12, NPPF) |

The first floor windows in the west and east side elevations of the development hereby permitted shall be permanently fitted with obscured glass of a type to substantially restrict vision through it at all times and shall be non-opening, unless the parts of the windows which can be opened are more than 1.7m above the floor of the rooms in which the window(s) are installed. No further windows or other openings shall be formed in the first floor west and east side elevation flank walls.
Reason: To safeguard the privacy of occupiers of adjacent property occupiers. (Policy HQ1 of the Central Bedfordshire Local Plan and section 12, NPPF) |

Before the new development is brought in to use, all on-site vehicular areas shall be surfaced in a stable and durable materials (not loose aggregate) in accordance with details to be approved in writing by the Local Planning Authority. Arrangements shall be made for surface water drainage from the site to soak away within the site so that it does not discharge into the highway or into the main drainage system.
Reason: To avoid the carriage of mud or other extraneous material or surface water from the site so as to safeguard the interest of highway safety and reduce the risk of flooding and to minimise inconvenience to users of the premises and ensure satisfactory parking of vehicles outside highway limits. (Policies HQ1, T2 & T3 of the Local Plan 2015-2035 and Sections 9 & 12, NPPF) |

Before the new development is first occupied or brought into use, the parking scheme shown on plan no 8LU73AE-001 REV B shall be completed and thereafter retained for this purpose.
Reason: To ensure the provision of car parking clear of the highway. (Policies HQ1, T2 & T3 of the Local Plan 2015-2035 and Sections 9 & 12, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 8LU73AE-001 REV C, 8LU73AE-003 REV B, 8LU73AE-004 REV B, 8LU73AE-005 REV C, 8LU73AE-006 REV C, 8LU73AE-007 REV C and 8LU73AE-008 REV B.
Reason: To identify the approved plans and to avoid doubt. |
