Conditions or Reasons:
1) The proposal by virtue of its excessive scale, bulk, siting and unsympathetic design would create a form of development that would detract from the existing character of the area and would cause harm to its appearance. The proposal would be contrary to section 12 of the NPPF, Policy HQ1 of the Central Bedfordshire Local Plan and the Central Bedfordshire Design Guide.
