Conditions or Reasons for Planning Application - CB/21/03353/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Noise resulting from plant, machinery or equipment in association with this use hereby approved shall not exceed the existing background when measured or calculated according to BS4142:2014.

Reason: To protect the amenity of neighbouring residents
3) Prior to the commencement of the Sui Generis use hereby approved, the cycle parking details, as shown on the approved plans, shall be implemented and retained thereafter.

Reason: To promote sustainable modes of transport. (Section 9, NPPF)
4) The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.

Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties (Section 12, NPPF)
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 0 / 7312 -21 / 01, 0 / 7312 -21 / 02, 0 / 7312 -21 / 03, 0 / 7312 -21 / 04, 0 / 7312 -21 / 05 and 0 / 7312 -21 / 06.

Reason: To identify the approved plan/s and to avoid doubt.
