| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Section 12, NPPF) |

Any tree work carried out to facilitate construction access shall be confined to the crown lifting being recommended on the Turkey Oak T4, which shall be carried out in strict compliance with Appendix 2 "Survey Schedule", and Section 6.1 of the "Tree Survey Report -Pre Development". Consent is not being given to remove Oaks T1 and T2 as part of this planning approval.
Reason: To ensure that the designated Root Protection Areas of surrounding trees are protected from development activity. (Section 12 NPPF) |

Following the authorised tree works required to facilitate access, all tree protection barriers and ground protection shall be installed and positioned in strict accordance with Appendix 3 "Tree Protection Plan" and Sections 6.2 (tree protection fencing) and 6.3. (ground protection) of the supporting document "Tree Survey Report -Pre Development", dated September 2020, as prepared by RGS Arboricultural Consultants. The tree protection barriers and ground protection shall then remain securely in position throughout the entire course of all development works.
Reason: To ensure that tree work permitted in accordance with this development is confined to that required to provide access facilitation pruning only, and to omit any felling work not connected with development works. (Section 12 NPPF) |

The development hereby permitted shall only be used as an annexe/extension to 4 Manor Gardens and shall not be occupied as a separate or self-contained dwelling unit.
Reason: To prevent the establishment of a separate residential unit. (Section 12, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 100 20/7, 200 20/7, 300 20/7 400 20/7, BP 20/7, LP 20/7.
Reason: To identify the approved plan/s and to avoid doubt. |
