Conditions or Reasons:
1) The proposal by reason of its inappropriate design, form, scale and siting would result in a prominent, obtrusive and harmful addition to the street scene that would fail to adequately integrate or respect the existing pattern or character of development in the surrounding area. Furthermore, the proposal would fail to protect, preserve or enhance the character and setting of the Potton Conservation Area and would adversely affect the setting of Listed Buildings. The public benefits arising from the proposed development would not outweigh the degree of harm caused to the setting and significance of the designated heritage assets of the Potton Conservation Area or the adjacent Listed Buildings at The Coach House Hotel, Nos. 6 to 8 King Street, and The George & Dragon PH (2-4 King Street). The proposal is therefore contrary to Policies HQ1 and HE3 of the Central Bedfordshire Local Plan (2021), Policy HO-6 of the Potton Neighbourhood Plan and Section 16 of the National Planning Policy Framework (2021).
