Conditions or Reasons for Planning Application - CB/21/03499/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The parking layout as indicated on drawing no. 21-2367-(02)-DUN-001 REV P1 showing off-street parking for 4 vehicles shall be fully implemented before the development is first occupied or brought into use and thereafter retained for this purpose. No parking should extend across/obstruct the shared access along the eastern boundary of the site.

Reason: To ensure provision for car parking clear of the highway.
(Policies HQ1, T2 & T3 of the Local Plan 2015-2035 and Sections 9 & 12, NPPF)
3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 21-2367-LP- (REV A) and 21-2367-(02)-DUN-001 REV P1.

Reason: To identify the approved plans and to avoid doubt.
