Conditions or Reasons for Planning Application - CB/21/03550/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All tree protection fencing shall be erected and positioned in strict accordance with Section 7 "Tree Protection Fencing" of the "Tree Survey and Protection Report" (Document Ref. No. CAT KE 0332- 14.5.2021), and the "Tree Survey and Protection Plan" (Drawing No. TPP WC 01) dated 17th May 2021, prior to commencement of any development. The tree protection fencing shall then remain securely in position throughout the entire course of development works. Reason: To maintain an adequate Construction Exclusion Zone around the designated Root Protection Areas of retained trees, so as to prevent root damage from ancillary construction activity and thereby maintain their health, anchorage, and amenity value (NPPF Section 12 and 15).
3) Prior to commencement of above ground works/installation, a schedule of all external finish materials including in-line roof tile vents, shall be submitted to and approved in writing by the Local Planning Authority. Works shall be implemented in accordance with the approved materials and details specified and shall be permanently maintained as such.

4) A schedule of drawings that show details of all proposed windows, including conservation rooflights (the rooflight shall have a vertical glazing bar, a maximum distance between the top and sides of the window and adjacent roof covering of 50 millimetres, have lead flashings and soakers and have no parts that project above the plane of the roof), doors, barn doors, and hatches, in section and elevation at scales between 1:20 and 1:1 as appropriate, showing details of glazing type, framing, glazing bars, cills, and ironmongery, shall be submitted to and approved in writing by the Local Planning Authority. Works shall be implemented only in accordance with the approved details and shall be permanently maintained as such. (Section 16 NPPF)
5) Prior to the reinstatement of the fireplaces, a schedule of finish materials and specification of the fireplace design, shall be submitted to and approved in writing by the Local Planning Authority. Works shall be implemented in accordance with the approved materials and details specified and shall be permanently maintained as such. (Section 16 NPPF)
6) Rainwater goods shall be black painted or powder-coated metal and shall be permanently maintained as such. (Section 16 NPPF).
7) No work to install the proposed new metal railings and hedgerow on the west side of the Round House bordering Public Footpath no. 22, shall commence until a public path diversion order process is fully complete to the satisfaction of the Council

Reason: To ensure that the current legal line of Public Footpath no. 22 is not obstructed by any proposed works. (Section 12 NPPF)
8) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers B3e, B7c, B8c, B9d, B15, L1B, L4H, L5H, WC 01, Tree Protection Report CAT KE 0332.

Reason: To identify the approved plan/s and to avoid doubt.
