Conditions or Reasons:
1) The proposal, due to its excessive depth and close proximity to the neighbouring property, no. 15 Hillcroft, would result in unacceptable loss of light, harmful to the residential amenity which the occupiers of no. 15 Hillcroft could reasonably expect to enjoy. As such, the proposal is contrary to Policy HQ1 of the Central Bedfordshire Local Plan (2021), the Central Bedfordshire Design Guide (2014) and Section 12 of the NPPF
2) The proposal, due to its excessive depth and close proximity to neighbouring property No 15 Hillcroft, would result in a tunnelling effect on the neighbouring dwelling creating an unacceptable overbearing impact to the residential amenity which the occupiers of No. 15 Hillcroft could reasonably expect to enjoy. As such, the proposal is contrary to Policy HQ1 of the Central Bedfordshire Local Plan (2021), the Central Bedfordshire Design Guide (2014) and Section 12 of the NPPF
