Conditions or Reasons for Planning Application - CB/21/03718/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: L01, L02 and Structural Details dated 10/08/2021.

Reason: To identify the approved plan/s and to avoid doubt.
3) Notwithstanding the details submitted with the application, the replacement corrugated roof cover sheeting hereby approved shall be of recognisably traditional ('corrugated iron-profile) form and shall have a black coated finish unless otherwise agreed in writing by the Local Planning Authority, roofing manufacturers product details of which, including proposed final finish, shall be submitted to, and approved in writing by, the Local Planning Authority prior to any work of roof cover replacement taking place on site, and the approved roof re-covering shall be undertaken thereafter strictly in accordance with the agreed details.

Reason: To ensure that the development is carried out in manner appropriate to, and in safeguarding of, the character of the existing buildings and to maintain and safeguard the contribution the existing buildings make to the character and the appearance of the Conservation Area in which they are located (Section 16, NPPF)
4) Notwithstanding the details submitted with the application no work of removal or replacement, in whole or part, in respect of the existing timber framing of the buildings shall be undertaken without the express prior written agreement of the Local Planning Authority, and any such work shall be undertaken thereafter strictly in accordance with the agreed details.

Reason: To ensure that the development is carried out in manner appropriate to, and in safeguarding of, the traditional character and interest of the existing buildings (Section16, NPPF)
5)
Notwithstanding the details submitted with the application any attachment of the internal walling hereby approved to the existing timber framing of the buildings shall be made by screw-fixings only, unless agreed otherwise and in writing by the Local Planning Authority prior to any fabrication of the approved internal walling on site.

Reason: To ensure that the development is carried out in manner appropriate to, and in safeguarding of, the traditional character and interest of the existing buildings (Section 16, NPPF).
6) Notwithstanding the details submitted with the application any replacement rainwater goods (guttering and down pipes) shall be of recognised 'Heritage range' cast aluminium type with a black painted finish unless agreed otherwise and in writing by the Local Planning Authority prior to installation on site.

Reason: To ensure that the development is carried out in manner appropriate to, and in safeguarding of, the traditional character and interest of the existing buildings and is appropriate to the character and the appearance of the Conservation Area in which the buildings are located (Section 16, NPPF)
7) Notwithstanding the details submitted with the application, the replacement timber weatherboard cladding hereby approved shall be of recognised traditional profile and dimensions and finished in a traditional black stained or black painted manner, a sample of which, complete with final intended finish and demonstrating a close-match with the existing cladding, as appropriate,shall be made available to the Local Planning Authority, for written approval prior to any work of cladding replacement taking place on site either by way of:i) a proposed new cladding sample, complete with intended final finish, paired to demonstrate a match with the existing cladding as appropriate, made available on site for Local Planning Authority inspection ii) a proposed new cladding sample, complete with intended final finish, paired to demonstrate a match with the existing cladding as appropriate, made available to the Local Planning Authority by way of a clear photograph submission, to include profile views. The approved development shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To ensure that the development is carried out in manner appropriate to, and in safeguarding of, the traditional character and interest of the existing buildings and is appropriate to the character and the appearance of the Conservation Area in which the buildings are located (Section 16, NPPF)
