Conditions or Reasons:
1) The development, by virtue of its siting, scale and design would result in undue ovelooking and a harmful loss of privacy, detrimental to the visual and residential amenities of neighbouring occupiers. The development is therefore contrary to Policy HQ1 of the Central Bedfordshire Local Plan (2021), Section 7 of the Central Bedfordshire Design Guide and Section 12 of the NPPF.
