Conditions or Reasons for Planning Application - CB/21/03877/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details submitted with the application, prior to erecting the structure above ground level details of the materials to be used for the external walls and roofs of the development hereby approved shall be submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality.

3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 2082/1 (Site Location Plan), 2020/10/11 (dated 9/10/2021), 2020/10/10 (dated 9/10/2021) and 2020/10/06 (Block Plan).

Reason: To identify the approved plan/s and to avoid doubt.
4) The method statement in the accompanying Tree Survey Report dated November 2020 (Revised August 2021) by RGS Arboricultural Consultants should be carried out as stated.

To safeguard the trees on the site which are covered by Tree Preservation Order Number: 9/2005
5) The building shall only be used for purposes ancillary to the enjoyment of the dwelling known as The Old Rectory, The Green, Marston Moreteyne, MK43 ONF.

Reason: To prevent the introduction of an inappropriate use harmful to the residential character of the area.
