| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 736/00/01, 736/00/02, 736/00/ 03, 736/00/04/F (dated 26.10.21), 736/00/06, 736/00/05/C (dated 26.10.21 proposed), 736/00/20, 746/00/21 and 736/00/22.
Reason: To identify the approved plan/s and to avoid doubt. |

The first floor floor windows in the north facing side elevations of plot 7 of the development hereby permitted shall be permanently fitted with obscured glass of a type to substantially restrict vision through them at all times and shall be non-opening, unless the parts of the window(s) which can be opened are more than 1.7m above the floor of the rooms in which the windows are installed. No further windows or other openings shall be formed in the north facing side elevation.
Reason: To safeguard the privacy of occupiers of adjoining properties (Section 12, NPPF) |

No development shall take place above ground level until a landscaping scheme to include all hard and soft landscaping, boundary treatment, surfacing of the drive and a scheme for landscape maintenance for a period of five years following the implementation of the landscaping scheme have been submitted to and approved in writing by the Local Planning Authority. The approved scheme shall be implemented by the end of the full planting season immediately following the completion and/or first use of any separate part of the development (a full planting season means the period from October to March). The trees, shrubs and grass shall subsequently be maintained in accordance with the approved landscape maintenance scheme and any which die or are destroyed during this period shall be replaced during the next planting season.
Reason: To ensure an acceptable standard of landscaping. (Sections 12 & 15, NPPF) |

The development hereby permitted shall be undertaken in full accordance with the Council's adopted 'Construction Code of Practice for Developers and Contractors' https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.
Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties (Section 12, NPPF) |

Notwithstanding the details submitted with the application, details of the materials to be used for the external walls and roofs of the development hereby approved shall be submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.
Reason: To control the appearance of the building in the interests of the visual amenities of the locality. (Section 12, NPPF) |

No building shall be occupied until the junction of the proposed vehicular access with the highway has been constructed in accordance with the approved details.
Reason: In order to minimise danger, obstruction and inconvenience to users of the highway and the premises.. |
8)
Visibility splays shall be provided at the junction of the access in accordance with the approved plan no. 736 00 0_5D. The vision splay so described and on land under the applicant's control shall be maintained free of any obstruction to visibility exceeding a height of 600mm above the adjoining footway level for the perpetuity of the development.
Reason: To provide adequate driver/driver and driver/pedestrian intervisibility between the existing highway and the proposed accesses, and to make the accesses safe and convenient for the traffic which is likely to use them. |

The boundary south of parking bay 7 and north of the adjacent development (planning application18/03055) measured from the site boundary into the site, up to and including parking bay 7 shall be maintained free of any obstruction for the perpetuity of the development.
Reason: To provide ease of access for residents into/from a vehicle parked in this space and to provide adequate driver/driver and driver/pedestrian intervisibility. |

There shall be no obstruction to the pedestrian access to the rear of property no. 12, and to the rear of property no 7, and property no. 6 of planning permission 18/03055.
Reason: For ease of access to the parking provision for no. 12 and for access to cycle parking and access to and from the refuse storage area and refuse collection point, in the interests of encouraging the use of sustainable modes of transport and in the interest of amenity clear of the public highway. |

Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 1995, or any amendments thereto, the parking provision on the site, as allocated to each dwelling as indicated on the approved plan no. 736_00_04F shall not be used for any purpose, other than as parking provision unless permission has been granted by the Local Planning Authority on an application made for that purpose.
Reason: To retain off-street parking provision and thereby minimise the potential for on-street parking which could adversely affect the convenience of road users. |
12)
The residential and visitor cycle parking scheme sown on the approved plan no. 736_00_04F shall be fully implemented before the development is first occupied or brought into use and thereafter retained for this purpose. (See Notes to the Applicant).
Reason: To ensure the provision of adequate cycle parking to meet the needs of occupiers of the proposed development in the interests of encouraging the use of sustainable modes of transport. |
13)
No development shall commence above ground level until a scheme (based on current government policy/guidance at the time of submission) for the provision of electric charging points has been submitted to and approved in writing by the local planning authority. The charging points shall be provided as approved prior to the occupation of the buildings they serve. Reason: To ensure the development protects and exploits opportunities for the use of sustainable transport modes for the movement of people in accordance with paragraph 107 e) of the National Planning Policy Framework 2021 and Policy T5 of the Central Bedfordshire Local Plan. |
14)
The NPPF calls for development to deliver a net gain for biodiversity and opportunities for enhancement, for example the inclusion of integrated bat and bird bricks. Details of these features and how they are to be integrated into the development shall be submitted to and approved in wirting by the Local Planning authority and they shall be retained at all times. Reason: To ensure a net gain in biodiversity in accordance with the NPPF and Policy EE2: Enhancing Biodiversity in the Central Bedfordshire Local Plan. |
