Conditions or Reasons:
1) The proposed development by virtue of its siting and location beyond the established outline of the previously developed land, would result in the unrestricted sprawl of a built-up area. Therefore, the proposed development would constitute inappropriate development in the Green Belt, causing harm to its openness. As such, the proposal would conflict with Policy SP4 of the Central Bedfordshire Local Plan, and Section 13 of the National Planning Policy Framework.
2) The proposed development by virtue of its siting and location beyond the established outline of the previously developed land, would result in the harmful encroachment of a built up area into the open countryside, thereby causing unacceptable urbanisation of a rural location. Therefore, the proposal would cause harm to the character and appearance of the area, in accordance with Policies HQ1, EE4 and EE5 of the Central Bedfordshire Local Plan.
3) The application site lies within the Zone of Influence of the Chiltern Beechwoods Special Area of Conservation (SAC). The proposed development would fail to provide adequate mitigation to the Chiltern Beechwoods SAC, and therefore the proposal would harm the integrity of the SAC and conflict with paragraphs 180 and 181 of the National Planning Policy Framework (2021).
