Conditions or Reasons:
1) The proposal by reason of its siting, form and design would result in a cramped form of development that would not reflect the pattern of development within the streetscene of Hinklesy Road and would appear conspicuous and out of keeping with the character and appearance of the area. Moreover, the proposal would result in an harmful loss of privacy to the main rear garden of the neighbouring property 16a Hinksley Road. Therefore, the proposal does not therefore represent a high quality layout and design and is therefore contrary to policy HQ1 of the Adopted Local Plan 2021, Section 12 of National Planning Policy Framework (2021) and the adopted Central Bedfordshire Design Guide (2014).
