Conditions or Reasons for Planning Application - CB/21/04000/FULL
Conditions or Reasons:
1) The proposed development, by virtue of its scale and form which would occupy a large proportion of the rear garden, represents inappropriate overdevelopment of the existing residential garden, which would be out of keeping with the established pattern of development in Hawthorn Crescent and thereby detrimental to the character of the area. The proposal is deemed to conflict with Policy HQ1 of the Central Bedfordshire Local Plan and also Policy HQ8 which seeks to resist inappropriate back-land development. The proposal also conflicts with the aims and objectives of Section 12 of the National Planning Policy Framework.
